Which MTD software is best for landlords?

Last verified 23 October 2026

There is no single best product. The right one supports every income source you have, sends quarterly updates and your tax return, and fits how you keep records and what you want to pay. HMRC does not recommend any product.

Landlords tend to choose from three kinds of option. Landlord apps are built around properties and tenancies. Accounting packages suit people who also run a business or want full bookkeeping. Bridging software sends updates from records you already keep, such as a spreadsheet. HMRC says you can use more than one product, but only one for each separate submission.

Start with HMRC's software finder on gov.uk. You answer a few questions about your income sources, any other income on your tax return, and your accounting period, then get a personal list. Check that a product covers jointly owned or foreign property if you have it, and that it will support any income sources you expect to add later. Our comparison pages set the main landlord options side by side.

VoxaMTD sends quarterly updates today; the year-end final declaration is coming before the first one is due (January 2028). You can import a CSV or Excel file, or connect your bank with open banking.
