What is Gas safety renewal window?

Last verified 31 October 2026

The gas safety renewal window is the two months before a landlord's annual gas safety check is due. A check done inside that window is treated as if it were done on the deadline date, so the landlord keeps the original renewal date instead of moving it earlier.

Why it matters to landlords

The rule is in regulation 36A of the Gas Safety (Installation and Use) Regulations 1998, added in 2018. Without it, every early check would pull the next deadline forward. With it, you can book the engineer up to two months ahead and the following check is still due twelve months after the old deadline, which HSE describes as keeping the original deadline date.

Give existing tenants a copy of the record within 28 days of the check, and a new tenant a copy before they move in. Keep each record for at least two years; if you use the window, HSE says to keep each record until two further checks have been done. The regulations also allow a one-off extension of up to two months for any appliance, to line its date up with your others.

Example

Tom's current gas safety record runs to 10 January 2027. He books the engineer for 20 November 2026, inside the two months before that date. Because the check falls in the window, it is treated as done on 10 January 2027, so his next check is due by 10 January 2028, not by 20 November 2027. He emails the new record to his tenant the same day and keeps the old one until two further checks are done.
