What is Gas safety certificate (CP12)?

A gas safety certificate, often called a CP12, is the record of the annual safety check that landlords must arrange for every gas appliance, fitting and flue they provide. The check must be done by a Gas Safe registered engineer.

Why it matters to landlords

The check is needed every 12 months. Existing tenants must get a copy within 28 days of the check, and new tenants before they move in. Keep records for at least two years.

Failing to meet gas safety duties is a criminal offence, and a missing certificate can also affect your ability to regain possession. A check can be done up to two months early without losing the original renewal date.
