What happens if I do not register on the PRS database?
By the VoxaMTD team. Last verified 31 October 2026
Registration is a legal requirement and GOV.UK says failing to complete it risks a fine. The Renters' Rights guide adds that landlords in breach of the duty to register will not be able to get a possession order, except under ground 7A or ground 14.
The guide also says landlords who market or let an unregistered property may face penalties. That means the practical cost of missing registration is not just a penalty: it can block the route to recover the property if a tenant stops paying or you need to sell.
The deadline is 14 November 2027 for the last region, with regional sign-up windows from 15 December 2026, and all landlords must be registered from 15 November 2027. Do not leave it to the end of your window. Keep a note of the date your area opens, and add the registration number to your property records and adverts once you have it, as agents and landlords will have to include it on adverts under future legislation.
