Does Awaab's Law apply to private landlords?
Last verified 23 October 2026
Not yet. Awaab's Law has applied to social housing in England since 27 October 2025. For private rented tenancies, the government is consulting from 9 October to 18 December 2026, and regulations must be made before it comes into effect.
The consultation asks how to apply Awaab's Law to private rented tenancies, using the social housing rules as a starting point and asking where they should differ. It also covers some accommodation occupied under a licence. It says the earliest feasible start date for private rentals would be 2027, and asks whether implementation should begin in 2027, 2028, 2029 or later. The proposals apply to England only.
Awaab's Law sets timescales for landlords to investigate and fix serious hazards, such as damp and mould. The consultation floats a 10 working day timescale for investigations, based on the social housing approach, and asks for views on repair timescales. Until regulations are made, act on reports of damp and mould quickly and keep a dated record of what you did.
