How do I register on the PRS database?

Last verified 23 October 2026

In England, you register through the government's new register your rental property service. It opens on 15 December 2026 in the West Midlands, then rolls out to other areas over 12 months. All landlords actively letting property must be registered by 14 November 2027.

When your area is called forward, landlords with properties there have a three-month period to sign up. Registration covers properties that are already let and those that become occupied during the rollout. The government says later rules will also cover prospective landlords and empty properties before they are marketed.

You do not need to do anything before your area opens. Keep an eye on GOV.UK for the date your region is called forward, then register each rental property within the three-month window. Have your contact details and the full address of each let property ready. Not registering risks a fine. The database applies to private landlords in England only.
