What is Awaab's Law?

Awaab's Law sets time limits for landlords to investigate and fix serious hazards such as damp and mould. It is named after Awaab Ishak, a two year old who died after exposure to mould in his family's social housing flat.

Why it matters to landlords

It began in social housing in October 2025. The Renters' Rights Act allows it to be extended to private landlords, with timings to be set by the government.

Even before it applies to you, quick, recorded responses to damp and mould reports protect tenants and show you acted. Keep dated notes of each report and what was done.
