What is Renters' Rights Act?

The Renters' Rights Act 2025 is the law reforming private renting in England. From 1 May 2026 it ended section 21 no fault evictions and moved assured tenancies onto a periodic basis.

Why it matters to landlords

Landlords now need a section 8 ground to regain possession, can raise rent only through the section 13 process, and cannot accept rental bids above the advertised rent.

Later phases bring a national landlord database, a landlord ombudsman and, in time, the Decent Homes Standard and Awaab's Law for private rentals.

Tenants can also ask to keep a pet, and landlords cannot unreasonably refuse. Most of the Act applies in England only.
