What is Periodic tenancy?

A periodic tenancy is a tenancy that rolls on from one rent period to the next, usually monthly, with no fixed end date. Since 1 May 2026 most private tenancies in England are periodic.

Why it matters to landlords

Tenants can end a periodic tenancy by giving notice, while landlords need a section 8 ground. Fixed terms are no longer available for new assured tenancies.

Plan voids and rent reviews around this: rent increases go through the section 13 process rather than a new fixed term.

Existing fixed term assured tenancies in England converted to periodic tenancies when the main changes took effect.
