What is How to Rent guide?

The How to Rent guide is a government booklet for tenants in England that landlords were required to give at the start of an assured shorthold tenancy. Under the Renters' Rights Act, tenancy information duties have changed.

Why it matters to landlords

For tenancies that began before 1 May 2026 with a written agreement, landlords had to give tenants the government's Renters' Rights Act Information Sheet by 31 May 2026. Where an older tenancy was agreed only verbally, written information about the key terms was needed instead. Tenancies starting from 1 May 2026 need the key terms in writing from the start.

The exact documents are set by the government and can change, so download the current versions from gov.uk and keep a record of when each was served.
