What landlord certificates do I need?
By the VoxaMTD team. Last verified 31 October 2026
In England you usually need a gas safety check record every year where you supply gas appliances, an electrical installation report at least every 5 years, and an EPC rated E or better. You also need working smoke and carbon monoxide alarms, and a deposit protection certificate if you take a deposit.
Each has a handover rule. Give tenants the gas record within 28 days of the check or before they move in. Give them the electrical report within 28 days of the inspection or before they occupy. A deposit must go into a scheme within 30 days of receiving it. The gas and electrical papers are the ones a council or tenant is most likely to ask for.
The practical problem is keeping track of expiry dates across several homes. List each property with its next gas, electrical and EPC dates, who holds the paper copy and when it was sent to the tenant. The compliance checker on this site can help you see which items apply. This answer covers England.
