Do landlords have to give tenants a gas safety certificate?
By the VoxaMTD team. Last verified 31 October 2026
Yes. Landlords must give existing tenants a copy of the gas safety check record within 28 days of the check, and give new tenants a copy before they move in. The record comes from a Gas Safe registered engineer who checks each gas appliance and flue every year.
The check is annual, so the 28 day clock starts again with each new check. HSE says you must keep a record of the safety check for 2 years. Before you re-let a property after tenants have left, make sure the appliances and flues are safe and that you hold an up-to-date check record to hand over. The document is often called a gas safety certificate, while the law refers to a gas safety check record.
If a tenant will not let the engineer in, you must not force entry. HSE says to keep a record of all correspondence, leave a notice with your contact details, and write to the tenant explaining that the check is a legal requirement. HSE inspectors look for at least three attempts to complete the check, so keep dated copies of each attempt.
