What is Full management service?
Last verified 31 October 2026
A full management service is a package where a letting agent or property manager runs the tenancy day to day for a fee, normally a percentage of the rent. It usually covers rent collection, repairs and routine dealings with the tenant.
Why it matters to landlords
Handing over the work does not hand over the responsibility. GOV.UK's guidance for the PRS database says the landlord must start the registration and remains responsible for meeting the requirements, even if they delegate. An agent can supply tenancy and health and safety information once you have registered, but you stay accountable. Compare agent scopes and fees before you sign.
For tax, HMRC lists letting and management fees among allowable expenses when wholly and exclusively for the rental business. The fee reduces your taxable rental profit in the year you pay it, on the cash basis, which is the default. If you use an agent, your records still need to come into one set of digital records for MTD, so ask for monthly statements in a usable format.
Example
Sara lets a flat at £1,000 a month through an agent on a 12% full management fee, so £1,440 a year. She claims the £1,440 as an allowable expense and receives net rent each month, with the agent's statement as her record.
