When does Making Tax Digital start for landlords?

By the VoxaMTD team. Last verified 31 October 2026

It started on 6 April 2026 for landlords with qualifying income over £50,000. It extends to income over £30,000 from 6 April 2027 and over £20,000 from 6 April 2028.

Each start date uses an earlier tax return. Income over £50,000 in 2024 to 2025 meant starting in April 2026. Income over £30,000 in 2025 to 2026 means starting from 6 April 2027. Income over £20,000 in 2026 to 2027 means starting from 6 April 2028.

Qualifying income is your gross property and self-employment income before expenses. For jointly owned property only your share counts.

Landlords starting in April 2027 should keep digital records from 6 April 2027 and send their first quarterly update, covering 6 April to 5 July 2027, by 7 August 2027. Partnerships are expected to join later, with the timetable still to be set out.
