What happens to fixed-term tenancies in England now?
By the VoxaMTD team. Last verified 31 October 2026
In England, fixed terms no longer exist. Existing assured shorthold tenancies became assured periodic tenancies, which roll over, for example monthly. GOV.UK says you cannot have an end date on your tenancy agreement. The change took effect on 1 May 2026.
Existing written agreements do not need to be re-issued. Landlords do need to give tenants the government information sheet, and new tenancies from 1 May 2026 need written information about key terms. A tenancy with no written agreement, only a verbal one made before 1 May, also needs the written key terms.
Tenants can stay until they decide to end the tenancy by giving two months' notice, and the end date must match the end of a rent period. Landlords cannot end the tenancy without a legal ground, and a tenant who does not leave can only be removed through the court. Treat any rent or notice clause tied to a fixed end date as out of date and review your template.
