What is Unique Taxpayer Reference (UTR)?

A Unique Taxpayer Reference (UTR) is a 10 digit number HMRC gives you when you register for Self Assessment. It identifies your tax records and appears on HMRC letters and in your HMRC online account.

Why it matters to landlords

You need a UTR to file Self Assessment and it is often asked for when signing up to Making Tax Digital software or authorising an accountant. A new landlord who has never filed a return needs to register for Self Assessment to get one.

Keep it private. It is different from your National Insurance number, which is used for MTD sign up and many HMRC services.
