What is SDLT higher rates surcharge?

The SDLT higher rates surcharge is an extra 5% of Stamp Duty Land Tax on top of the normal rates when you buy an additional residential property, such as a buy-to-let, in England or Northern Ireland.

Why it matters to landlords

It applies to each band of the price, so it is a significant cost on most investment purchases. Companies buying residential property usually pay it too.

If you are replacing your main home and sell the old one within the allowed window, you may be able to claim the surcharge back. Scotland and Wales have their own taxes with different rules.
