Free Landlord Software UK: What You Really Get for £0

Free landlord software in the UK compared: VoxaMTD, August, PaTMa, Landlord Studio Go, Sage and GetGround. What each free plan covers, its limits, and when you will need to pay.

Several UK landlord apps have a genuinely free plan, but each one stops somewhere different: a number of tenancies, a per-submission fee for Making Tax Digital (MTD), or features held back for paid plans. This guide sets out what each free plan includes, as listed on the providers' own pages, so you can pick the one whose limit you are least likely to hit.

Free plans at a glance

  • VoxaMTD Free: up to 2 tenancies, MTD quarterly updates included, open banking for 1 bank, AI categorisation and a Section 24 calculator.
  • August Free: up to 2 tenancies, rent tracking, expenses, compliance checklists and documents. MTD reporting is on paid plans from £8.99 a month.
  • PaTMa Free: 1 rental unit, which PaTMa describes as MTD ready. Its paid Pro plan adds more units and features.
  • Landlord Studio Go: up to 3 units, a tenant portal and maintenance, but MTD submissions cost £5 each and there are no bank feeds.
  • Sage Sole Trader & Landlord Free: free MTD software from an accounting provider, with limits such as one bank account.
  • GetGround Basic: free MTD quarterly updates for landlords; its tax return filing is in the paid Core plan.

Figures for August, PaTMa and Landlord Studio were checked on their pricing pages on 23 October 2026, and for Sage and GetGround on 27 September 2026.

If Making Tax Digital applies to you

MTD for Income Tax has applied since 6 April 2026 if your qualifying income from property and self-employment is over £50,000, and the threshold falls to £30,000 from April 2027 and £20,000 from April 2028. If it applies, the useful question is whether the free plan sends quarterly updates without a charge. VoxaMTD, PaTMa, Sage and GetGround say theirs do; Landlord Studio Go charges per submission, and August puts MTD on its paid plans. Our guide to free MTD software for landlords goes further on the tax side.

VoxaMTD's free plan sends quarterly updates to HMRC. The year-end final declaration is coming before the first one is due (January 2028).

Compliance on a free plan

Free plans tend to give you a checklist rather than tracking with evidence. A checklist tells you what applies; it does not tell you when a gas certificate lapses or keep proof you gave the tenant a copy. On VoxaMTD, compliance reminders, certificate linking and a sealed, hash-chained audit trail are on the paid plans, from £8.99 a month. To see which duties apply to your property, use the compliance checker or read the landlord compliance checklist for 2026.

What about spreadsheets?

A spreadsheet is free and fine for records, but on its own it cannot send MTD quarterly updates to HMRC. You would need bridging software to connect it, which is usually a paid product.

When you will need to pay

  • You let more tenancies or units than the free plan allows.
  • You want more than one bank feed, or several users.
  • You want reminders and stored evidence for certificates rather than a checklist.
  • You want extras such as e-signatures, inventories, rent collection or an AI assistant.
